Developer Harvey Hanna & Associates asked B&F to manage the ground-up construction of the Hyatt House in Lewes, DE. The 105-key hotel features the largest indoor pool in Delaware and offers extended-stay amenities. The hotel addresses the high demand for guestrooms in Lewes, DE, where most hotels sell out throughout the entire summer.
B&F provided boots-on-the-ground for Harvey Hanna, reviewing change orders and going on walkthroughs to ensure construction was on schedule and met the specifications in Moonlight’s drawings. We helped our client with the entire procurement process, holding regular meetings with Neil Locke Associates and checking quantities to ensure all the correct furniture was chosen according to the budget and brand standards. We spent significant time on the job site, particularly around close-out, to help coordinate furniture installation and punch-list items.
We also found creative ways to save our clients space and improve the guest experience. The Hyatt brand requires specific room layouts, and we noticed that the configuration of the one-bedroom suites with king beds did not offer enough space to walk around the bed given the placement of the TV. We suggested creating a built-in TV shelf within the wall to save space without significant change orders. Overall, our project management experts saved Harvey Hanna over $200,000 through our meticulous change order reviews.
