Serving the Rubicon Companies and Davis Companies, B&F managed a $16M hotel revitalization that included the creation of a new Spanish-themed restaurant that has become a favorite dining destination for locals and hotel guests alike.
Creating a new food and beverage experience on the ground floor required new under-slab infrastructure, proper exhaust from the new kitchen within a 170’ atrium, and a new outdoor patio that encroached on nearby wetlands. B&F led the design, approvals, procurement, construction, and installation processes by facilitating clear lines of communication.
We closely managed the design process to ensure the visions of the owner, designers, and the Hilton brand were incorporated into a solution that satisfied everyone and stayed within budget. As designs continued to evolve, ownership sought assurance their budgets could be maintained. They retained B&F’s Cost Estimators to prepare an independent 100% DD cost estimate. The estimate included hard costs and FF&E for all guestrooms, public spaces, and amenity spaces. It became a critical tool driving timing and pricing strategies.
B&F managed a separate qualifications-based CM selection process for the restaurant and public spaces, due to the complexity and specialized scope. We helped to facilitate an agreement by all parties to hard bid the guestrooms and corridors package. The use of two builders, coordinated by our team, ultimately led the project to success.
