Beginning with a property in Burlington, MA, B&F spearheaded the brand development process from conceptual design through renovation for the launch of ten Sonesta Extended-Stay suites across the country.
After reviewing the Property Improvement Plan and learning about our client’s goals, we worked with our in-house Cost Estimators to define the project scope before onboarding the design team. This cost and scope information allowed us to assist Hospitality Properties Trust in prioritizing design features that would best renew their overall portfolio while maximizing ROI.
With the adjusted budgets and scopes in mind, we used our deep industry knowledge to lead the RFP and selection processes for five projects and worked with our client to award contracts. The projects were located hundreds of miles apart and had different schedules, so we assembled the right team early for maximum efficiency throughout the process.
Since the Sonesta ES was a new product, B&F worked with the many parties involved to develop a new palette of brand standards. We oversaw and carefully documented a series of mock-ups, model room reviews, tweaks, and adjustments. We also kept the budget on track by working with design and procurement to ensure selected features were cost effective.
We worked with the operations teams at each property to plan displacement schedules that minimized guest disruptions and construction-related revenue losses. We accounted for local peak and off-season schedules, projected cash flow models, and monitored construction to update displacement schedules weekly for the General Managers.
