B&F managed a full brand conversion for The Rubicon Companies and The Davis Companies, overseeing the renovation of 204 guestrooms and 15,000 square feet of common spaces to turn a Crowne Plaza Hotel into a new Hilton DoubleTree within a one-year timeframe.
Converting a hotel property to meet a new set of brand standards adds an additional layer of complexity to a fast-paced renovation. After working with hotel owners to develop a construction cost estimate, we were asked to manage the renovation and brand conversion process to transform the former Crowne Plaza Hotel into a modern Hilton DoubleTree facility.
In addition to fully renovating 204 guestrooms, the project included 15,000 square feet of meeting space, a new technology center, exterior improvements, and a refresh of the bar and restaurant. B&F helped the owners select an architect familiar with Hilton’s standards to accelerate the design process. We also worked closely with the procurement agent to quickly order long-lead materials and furnishings. Despite a tight one-year timeframe, we developed two model rooms to confirm owner satisfaction and brand adherence.
We managed design reviews by Hilton, bid out the construction contract, and worked with the contractor to develop a detailed construction phasing plan and room displacement schedule. Our team was on-site to ensure that sales and operations staff were fully informed about construction activities, disruption to guests was minimized, and scheduled room turnovers were met. After a final walk through, the hotel received the go-ahead to open under its new brand, successfully completing the conversion on schedule and within budget.
