B&F provided full Project Management services for the construction of a new 13-story, 224,000-square-foot hotel with 332 guestrooms, a restaurant, bar, fitness center, meeting and event spaces, and a green roof.
Our work with Hyatt began as a Cost Estimating assignment. When initial estimates came in over budget, Hyatt turned to B&F for an independent cost estimate. Our team identified cost savings and proposed structural solutions, such as switching to a concrete plank structure instead of a composite deck.
While creating the GMP contract, we attended de-scoping meetings for all the major trades to identify competition at the subcontractor level without scope gaps or hidden contingencies. We found a local metal subcontractor for our client, saving hundreds of thousands of dollars.
Excavation exposed an unexpected condition relating to the wall of an adjacent structure. The trade partner requested $160,000 to alter the underpinning design; however, following an analysis by B&F using the contractor's numbers, we arrived at a change order close to $10,000.
On March 13, 2020, the Governor of Pennsylvania shut down construction projects. We worked with the contractor to make sure the project site was secure while helping Hyatt to get a waiver from the Pennsylvania State Government so that construction could proceed safely.
